The YH Process
Initial Meeting - Schematics.
In our initial meeting with our Client, either in the office or on site, we will go over the scope of work, determine the budget and conduct a field investigation. From this, we will begin to develop schematic options. Once we gain approval on one schematic option, we will provide a fee proposal. Once the fee proposal is accepted and signed, we will proceed to the next phase.
Design Development
During this phase, we will develop the design up to approximately 50% completion, then review with our Client to discuss any additional considerations and/or potential issues. Once we receive approval of any modifications or changes, we will proceed to the next phase.
Bidding & Construction
In this phase, we will finalize the drawings and the specifications for construction. We will review all drawings and specifications to assure everything has been included and coordinated, including all subcontractor work.
Permit & Construction
During this phase, we bring in potential Contractors to bid on the project. We provide them with all bidding plans and specifications, address and request for information, then issue the addendums, if necessary. Once bidding is closed, we will review bid results and select the Contractor. If the permit has been approved, we will write the contract with the selected Contractor.
Contract Administration
This phase includes submitting plans for building permit approval and addressing all building department comments, and once approved, the Contractor will pick up the building permit. Once the permit is issued, we will work out the schedule with our Client and Contractor, do the inspections as required during construction. We will also review all submittals and address requests for information during construction. Administratively, we will write up the contract between our Client and the Contractor, then have the Client and Contractor approve the contract.
Post-Contract Engagement
Upon completion of the project, we meet with our Client to gain input and feedback on our work and make ourselves available for any future needs.

YFH Architects, Inc. began as Maurice H. Yamasato, AIA and Associates in 1973. In the early years, the firm specialized in custom homes and residential renovations.
In 1999, the company continues to design custom homes, and has expanded its portfolio to include planning, as well as commercial, retail, restaurants, government, industrial and interior design.
Today, we are simply known as YH Architects, Inc. and we pride ourselves on professionalism and our efficiency to turn around successful projects, time and time again.
